How the sale will happen:
The Victoria de Makati project is still in the pre-selling stage today. Target turnover date is in 1st quarter 2014.
This unit I am selling is of course, not yet ready for occupancy. But I already bought it from the developer New San Jose Builders Inc. (NSJBI) through a contract-to-sell. So if you are to buy it from me, we will proceed with it through a “change of nominee” process.
What it means is that I am going to sign over to the buyer my contract with NSJBI. Then I am going to request the developer to change the nominee of the contract-to-sell with me to my buyer.
At this stage, there is no more available unit like this one, on this high level – the 17th floor. Everybody knows that the higher you are in the building, the higher is the value of your unit. And I am going to sell it for far less than what you can get a similar unit on the lower levels for, from the developer today.
